How long does the whole process take?
Most engagements settle their first property within 6 to 10 weeks of the strategy session. Multi-property tiers run over 12 to 24 months because the timing depends on equity release between purchases — we work to your structure, not an arbitrary deadline.
What happens if you can't find me a property?
If we can't source a property meeting your agreed brief within 8 weeks of engagement, your deposit is fully refundable. The brief is documented in writing at the strategy session so there's no ambiguity later.
Do I have to use Money Brain for the loan?
No. Money Brain is our affiliated mortgage broking business and most clients use us because the property and finance strategy is engineered together — but you're free to use your own broker or banker. We'll work alongside whoever you choose.
What areas do you cover?
Every Australian state. Our case study clients hold property across QLD, NSW, VIC, SA, and WA. We follow data, not postcodes — if the indicators point to a corridor, that's where we go.
Do you handle commercial property or developments?
Commercial yes — we partner with specialist commercial buyers agents once your residential portfolio is established. Most clients reach this point after 5+ residential properties. Development isn't our focus and we'd refer you to a specialist.
What's not included in the fee?
Stamp duty, legal and conveyancing fees, building and pest inspection costs, lender fees, and ongoing property management charges are paid directly to the relevant providers. These are external costs — we don't mark them up and they aren't part of our fee.
